Investment strategy and process
We believe that prudent investment decisions are a derivative of comprehensive macroeconomic and bottom-up analysis. The real estate sector is an economic sensitive sector whose return drivers – rental growth, income distribution and capitalisation rates – are a function of economic fundamentals. We buy property assets that meet our disciplined investment process and criteria, as outlined below.

Thobelani Maphumulo is the co-founder of TMGI Property Investments and the company’s Managing Director. Thobelani has spent 20 years in the fund management and financial services industry. Thobelani has been involved in various infrastructure and property projects ranging from student accommodation developments (PPP), renewable energy, rail, pipeline, and ports. On the whole, Thobelani has been looking at real estate assets for more than 10 years, mainly listed property stocks and underlying assets. Prior to joining starting TMGI Property Investments, Thobelani Maphumulo worked as an investment analyst, fund manager, economist, and investment strategist for Investec, HSCB, Alliance Capital Management, BJM Securities and Stanlib Asset Management. At Stanlib, Maphumulo managed R17bn in equity and balanced funds (listed equities, REITS, bonds, money markets and offshore assets).

Boni Muvevi is the co-founder of TMGI Property Investments. Boni was the Chief Investment Officer and Chief Executive Officer at Gauteng Partnership Fund between 2004 and 2017. Boni led and managed a myriad of property developments and investments – a cumulative total of R3 billion. Under his management, the property loan book registered the default rate of less than 1%, supported by the property portfolio’s low vacancy rates. Given his background as the QS, Boni ensured that property developments were delivered at optimal cost per square meter and in line with project cost estimates. Boni’s property investment experience ranges from new property developments, refurbishments and post-construction management of investments. Before joining the Gauteng Partnership Fund, Muvevi worked for ABSA Commercial Property Finance as an investment manager.

Nozipho Reve is the co-founder of TMGI Property Investments. Nozipho has 10 years’ experience in property management, refurbishments, project management and market intelligence and research. Nozipho’s responsibilities entail formulating tenant acquisition strategies, with the assistance of market research and property management companies. Nozipho is responsible for co-ordinating the post-investment management of the Fund’s assets: conducting quarterly reviews with property managers and engaging with tenants and service providers on a consistent basis. She is the driver behind the sustainable revenue and income generation stream which is underpinned by low vacancy rates, tenant renewals and rental escalations.
Qinisani Mbatha is the Managing Director at Mbatha, Walton and Simpsons. His extensive experience spans over several sectors including Commercial Office Developments, Retail Facilities, Healthcare Projects, Industrial, Hotel and Residential Developments, Cost Engineering and Contracts Management. He has spent an enormous amount of time on Client Representation and Watching Brief Projects, Project Appraisal and Lender’s Consultancy.
